Fall home maintenance: the 10 jobs worth doing before the first frost

By The HouseKiper team · Published · 5 min read

Before the first frost, book the professional jobs first (heating, chimney, water heater), then do the ones you can do yourself: gutters, dryer vent, radiators, alarms and a few small checks. The order matters: technicians book up as soon as it gets cold, while cleaning a gutter can wait a week. Ten jobs sound like a lot, but most take less than half an hour once you know what to do. Season note: this is for the fall in either hemisphere. Do it four to six weeks before your usual first frost.

Our fall home maintenance checklist lists the tasks. This guide puts them in order and tells you which are safe to do yourself.

First, the ones to book now

These need a qualified professional and have the longest waiting lists.

  1. Heating inspection. Boilers, gas heaters and furnaces should be checked once a year by a licensed technician, and always before the cold. Never open or adjust gas appliances yourself. Our guide to preparing your heating system for winter covers what to expect.
  2. Chimney sweep. If you have a fireplace or wood stove, have the chimney swept before you light the first fire. A professional also checks the flue and the cap.
  3. Water heater. Book the annual service now, not when the hot water stops. See signs your water heater is failing and the water heater maintenance page.

Then, the ones you can do this weekend

  1. Clean the gutters and downspouts. Leaves and debris blocked in autumn lead to overflow and damp in winter. It means working at height: have someone hold the ladder, work on firm ground and never in wet or windy weather, or hire a professional. See clean gutters.
  2. Inspect the roof, from the ground. Walk around the house with binoculars and look for slipped or missing tiles, damaged flashing and stains. Do not climb onto the roof. The step-by-step is in how to inspect your roof and gutters from the ground.
  3. Clear balcony and terrace drains. Leaves clog small drains, and standing water freezes and finds its way inside.
  4. Clean the dryer vent. Lint in the duct is a fire risk and makes the dryer work harder. Disconnect the dryer, vacuum the duct and the outlet, and check that the flap outside opens freely. See cleaning the dryer vent.
  5. Bleed the radiators. If they are cool at the top, the water system may contain air. Use a radiator key to open the valve slowly until water comes out, with a cloth to catch drips. If you have a sealed system that needs pressure checked, follow the manual or ask a technician.

Finally, the safety checks

  1. Test smoke and carbon monoxide alarms. Heating season is when carbon monoxide risk rises and homes close up. Press the test button on each alarm and replace batteries if it has been a year. See the home safety check.
  2. Lubricate the garage door and hinges. If you have a garage door, apply lubricant suited to the parts, as the manual recommends, to the rollers, hinges and springs' guides. Do not touch the springs or cables: they are under tension and dangerous.

A realistic schedule

| When | What | |---|---| | This week | Call for the heating, chimney and water heater | | Weekend 1 | Gutters, balcony drains, roof check from the ground | | Weekend 2 | Dryer vent, radiators | | Any evening | Alarms, garage door |

If you rent

Several of these belong to the landlord (heating system, chimney, roof), and others to you (dryer vent, balcony drains, alarms). It depends on the country and your lease, so check your contract and use the renting guide to see the usual split. Report anything that is not yours in writing.

Don't rely on memory

Autumn is when everything arrives at once, and it is easy to forget one of the ten until it is cold. HouseKiper puts the fall tasks on your calendar with a reminder in time to book technicians. See the complete checklist for the rest of the year.
